Room cancellations are only valid in writing by email to hotel@kaiserhof.at.
- No cancellation costs up to 30 days before arrival,
- from 29 days to 14 days before the start of the holiday 50 %,
- 80 % from the 13th day before the start of the holiday.
In the event of early departure or late arrival, we will charge you the full room price. These cancellation conditions also apply to reservations without a deposit.
These cancellation conditions apply regardless of whether the cancelled rooms are re-let in whole or in part.
For bookings with a non-cancellable room rate, the entire travel price is due.

The nearest airport is Innsbruck Airport. This is 90 minutes by car from the hotel

Arrival by car
From the direction of Stuttgart:
Take the A8 and then the A7 towards Ulm, Kempten and Füssen. The A7 joins the B179, follow the road to the Bichlbach exit. In the middle of the village of Bichlbach, turn right towards Berwang (approx. 4 km). In Berwang, drive up the mountain. Then turn right towards the village, but before the village hall turn left up the hill to the Kaiserhof.
From the direction of Munich:
Take the A95 highway in the direction of Garmisch-Partenkirchen to the end and follow the B23 to Garmisch-Partenkirchen and Grainau. The B23 joins the B179 to Ehrwald and Lermoos. Drive through Lermoos and take the B179 to the Bichlbach exit. In the middle of the village of Bichlbach, turn left towards Berwang (approx. 4 km). In Berwang, drive up the mountain. Then turn right towards the village, but before the village hall turn left up the hill to the Kaiserhof.
In Austria, only highways are affected by the vignette requirement. If you are traveling via Füssen or Garmisch-Partenkirchen, you do not need a vignette.
The nearest train station is Bichlbach, a neighbouring village of Berwang. We will be happy to pick you up from there. Please let us know your arrival time in good time. With your guest card, you can use the buses in the Tiroler Zugspitz Arena free of charge during your stay. You can obtain your guest card at reception
Arrival Check-In & Check-Out
If you arrive earlier, you are welcome to use the swimming pool or childcare facilities. The all-inclusive offer starts on the day of arrival with the afternoon snack and ends on the day of departure with breakfast.
Early check-in is available on request and subject to availability (surcharge of € 80 per room without breakfast, but with lunch).
We can guarantee that the room will be available at the earliest one day before arrival, as this depends on our booking situation.
We would like you to arrive by 6 p.m. so that you can check into your room and come to dinner in peace. However, if this is not possible for you, please contact the hotel on: +43 5674 8285. Reception is open until 9 pm. Afterwards, until 11 pm, you will receive your room key at the hotel bar. Unfortunately, arrival is NOT possible between 11 pm and 8 am.
There are plenty of parking spaces available at the hotel.
We ask you to vacate your room by 10 am on the day of departure.
Late check-out is available on request and subject to availability (surcharge: until 16:00 € 100,- per room; until 18:00 € 140,- per room without dinner)
We can guarantee that the room will be available at the earliest one day before departure, as this depends on our booking situation.

Your four-legged family member is welcome to stay with us for an extra charge of € 25 per day (without food) if you book in advance. Please note that your four-legged friend should be "family-friendly" - also for our other guests and especially for the children.
Please understand that they do not have access to the indoor play areas, sunbathing lawn, wellness area, swimming pool and children's playground.
We have 3 charging stations in the hotel. The average charging capacity is 11 kWh (night-time electricity).
We charge € 0.50 per kWh.

Yes, there is the Z-Ticket, with which you can enjoy the mountain summer on the Tyrolean side of the Zugspitze to the full. This activity card offers many inclusive services and discounts, from which families in particular benefit. These include use of the summer toboggan run, the swimming pool, the sports and leisure park and use of the summer cable cars in the Tiroler Zugspitz Arena. The highlight is the trip up the Zugspitze.

Items found in the hotel will be deposited in the lost property basket by the carriage (opposite the hotel kiosk) or, in the case of valuables, at reception. Have you forgotten something in the hotel after your holiday? Your belongings will be collected and deposited with our housekeeping. Please contact us if you would like us to send them to you.

Yes, we offer both lunch and dinner with our supervision (except on Saturdays).
We offer a program for teens for 30 hours/week during the main vacation periods (program according to the notice on site).

Small children's pool:
In our "Liebe Wasserwelt" wellness area, there is a toddler pool with a small water slide and water games available for you to use (swaddling babies please use swim diapers).

We are happy to look after your baby in our Babyland. This is available to you daily from 09:00 to 17:00.
